Thermal Inspection
Inspecting buildings using a thermal imaging camera is a powerful and non invasive means of monitoring and diagnosing the condition of the buildings. Thermal imaging technology has become one of the most valuable diagnostic tools for building inspections.
With a highly experienced team of qualified thermographers, Lee Consultants provides this service in tandem with visual inspections for a more holistic assessment of building integrity. We identify problems and hidden defects early, allowing them to be documented and corrected before becoming more serious and costly to repair.
A comprehensive Thermal Inspection can help to source, detect and locate the problem areas in your Residential and Commercial properties, and much more.
Structural Thermal inspection
Improve your visual inspection with a thermal scan to detect hidden causes of structural defects through temperature differential.

Building Envelope Thermal survey
Survey building envelope for damaged insulation and air leaks to improve building efficiency.

Façade Thermal inspection
Prevent façades failures through detection of moisture seepage in façade connections, broken sealants and hidden façade cracks that may weaken the existing façade.

Roof Thermal inspection
Locate specific areas of damaged waterproofing layers to prevent water leakage within the structure.

Electrical Thermal inspection
Inspection of electrical switchboards & appliances to detect thermal anomalies for early detection of failures and cost saving.

Solar Panel Thermal Inspection
Detect defective cells within the solar panels for early detection and increased power output.

Key Benefits
360° Building Diagnosis
Incorporating aerial survey and mapping techniques, our Thermal Inspection services capture imagery with pinpoint precision to identify hidden structural and insulation defects, material wear and moisture intrusion within the building.
Solutions, Not Silos
Thermal imagery allows you to truly understand the condition of your property so that you can extend the lifespan of buildings. We identify problems early, allowing them to be documented and corrected before becoming more serious and costly to repair.
Safe & Efficient
Our inspections are non-destructive and non-contact with no additional tools required for building assessment. We are able to rapidly and frequently inspect assets at height and inaccessible areas without exposing personnel to health and safety risks.
Tailored Expertise & Resources
Our Certified Thermographers trained and certified in using industry leading drones and thermography technology to conduct a comprehensive and detailed assessment of your building’s integrity.
How it works

Tell us about the project

Get connected
We will reach out to you within 2 working days to discuss the next steps.

Arrange a Thermal Inspection
We mobilise readily to access and document the damage on site and work with you to eliminate additional losses from business interruption.

Cause & Origin Analysis
Whether we’re finding out how water is infiltrating a façade or uncovering the reason for a retractable roof failure, our approach is the same. We assemble a multidisciplinary team to construct the most complete picture of the cause and origin of property damage.

Additional Support
After the immediate crisis is under control, we offer services that provide additional support, investigation, documentation and design for repairs or replacement. We are here for you.
Frequently Asked Questions
-
What is Infrared Thermography (Thermal Imaging)?
It measures radiations from surfaces and shows the results as visible light on a display screen. Simply put, it is ‘seeing heat.’
Analysing temperature can be used to give an indication of machine and structure condition. Abnormal temperatures often indicate a potential problem that needs to be inspected further.
With thermal imaging, different temperatures are indicated as different colour. Thermal cameras allow temperature comparisons to be made over large areas and can enable us to spot potential trouble spots quickly. This quick identification process can save businesses considerably as issues that are spotted and repaired quickly are generally more cost effective than when the problem has been left unattended.

Which problems can be investigated by Thermal Inspections?
Thermal Imaging can help to detect and locate the following problem areas, and much more:
- Missing or Defective Insulation
- Air Leaks
- Thermal Bridges
- Water Infiltration in Roofs
- Moisture Ingress
- Hot pipes in walls (plastic and copper)
- Cold pipes in walls
- Burst pipes in walls
- Floor heating wires in bathrooms
- Dampness in walls
- Leaking shower bases and bath seals
- Energy leak through windows and doors
- Solar hot water panels
- Delaminating Concrete
- Air Condition leaks
- Pools and spas
- Heating or cooling loss
- Electric installation defects

What are some advantages of Infrared Thermography?
- Ability to uncover hidden details – Thermal Imaging can indicate potential problems and potential defects within the heat spread of (for example) a building. Air leaks, water ingress points and heat loss areas on roofing can be highlighted easily with thermal imaging.
- Almost no downtime/ Instant Feedback – Thermal Imaging Drone Inspection work can be carried out while a building/bridge/factory is still running.
- Difficult Access Environment – Thermal Imaging can work in low-light and low-visibility environments. Making it perfect for confined spaces and indoor difficult access locations.
- Non Invasive / Non Destructive Testing – Thermal imaging inspection using aerial drones can provide a non-invasive, non-contact inspection that covers areas in great detail quickly as part of a scheduled maintenance programme.
- Safer – Easier, faster and safer method of early problem/structure condition detection.
- Ability to detect hidden details – Thermal Imaging can indicate potential problems and potential defects within the heat spread of (for example) a building. Air leaks, water ingress points and heat loss areas on roofing can be highlighted easily with thermal imaging.
- Cost Savings – Early detection will generally result in smaller repair and maintenance bills.
- Health & Safety – Reduces the risk of occupational health & safety in the workplace – The non invasive thermal imaging drone inspections means that an inspection team do not have to work ‘at height’ to conduct a survey and early detection of problems can limit the chances of structure collapse and work accidents.

What are some limitations of infrared thermography?
Due to the different emissivity (surface ability to emit thermal radiation) of building materials, infrared thermography may not suitable all the time.
Fortunately, most building materials have high emissivity eg. Fibre boards, plaster, paint, bricks, concrete and tiles. Some examples of bad surface for infrared thermography are metal surfaces and glass that are highly reflective.
